Why Your Instagram DMs Are Where Deals Go to Die

The channel nobody's actually watching

Most agents have a system, or at least a habit, for email and phone. A DM on a listing post gets treated differently, checked whenever there's a spare minute, answered somewhere between showings. That's backwards. A person who messages you directly on Instagram or Facebook already looked at the listing, already decided you were worth a real message instead of a form, and is doing exactly what they did with your competitors: seeing who answers first.

NAR's 2025 Technology Survey found 68% of agents now use AI in some form, but only 17% report it having a real, positive effect on their business. 46% say it's made no noticeable difference at all. That's not a tooling problem. Most of that adoption is ChatGPT writing a listing description, not anything touching the actual moment a lead shows up wanting a reply. The gap isn't whether agents have access to AI. It's whether anything built with it actually reaches the lead before they've moved on.

What a real reply on Instagram requires
